- PROBLEM: Evidence of dry rot and water damage led us to an investigation with construction managers and engineers to determine a solution and overall scope of work.
- SOLUTION: SVBG onsite project management and estimators worked closely with construction mangers and engineers to define repairs to complex. Once repairs were defined in a detailed scope of work, SVBG was able to perform renovations that benefited the complex by eliminating water intrusions.

- PROBLEM: Improved and retrofitted balconies due to improper waterproofing measures and poor construction methods.
- SOLUTION: Complete overhaul of balconies and their structural components. SVBG aided engineers and construction managers in developing a proper framing solution for the balconies as well as designing appropriate flashing techniques to ensure no future water damage.
- WORK PERFORMED: Designed structural rebar cages for concrete footings, improved structural stability of balconies by installing new support piers, incorporated new stainless steel custom designed flashing throughout the complex, made use of col-joints to help with expansion and contraction of concrete footings.

THE WATERS HOA

- PROBLEM: Remove and replace entire pool deck, wrought iron fencing, as well as tennis court fence.

- SOLUTION: SVBG was able to make all the necessary repairs and update the look and feel of the enclosures all while using the existing frame structure to help save cost.
- WORK PERFORMED: Created new enclosures by replacing with new siding and trim, installing new doors, new mounting assembly, and new roof.

- SOLUTION: Bring the balconies up to code with various retrofitting techniques. Ensure proper drainage and waterproofing by installing new drains and flashing detail along new siding and trim. Installed new pickets for improved appearance.
